Lighting Maintenance Should Follow Risk, Use and Condition, Not a Generic Interval
Regulation 4 of the Electricity at Work Regulations 1989 requires electrical systems to be maintained as necessary to prevent danger, so far as reasonably practicable. Regulation 8 of the Workplace (Health, Safety and Welfare) Regulations 1992 requires suitable and sufficient workplace lighting, with suitable emergency lighting where failure would expose people to danger. HSE lighting guidance also highlights task, colour, contrast, glare, shadowing and changes in light level. A sensible maintenance plan therefore considers site use, operating hours, environment, failure history, critical areas, access and manufacturer information. Where formal evaluation is included, BS EN 12464-1:2021 and BS EN 12464-2:2024 are current workplace-lighting references. A routine lighting visit is not automatically an EICR, emergency-lighting duration test or full lighting-design verification; the agreed scope should say exactly what is included.

What does commercial lighting maintenance include?
The scope can include visual condition checks, cleaning where agreed, fault finding, adjustments, fitting or component replacement, sensor and control checks, local electrical repairs, task-appropriate inspection and testing, asset updates and defect priorities. It should state the sites, areas, assets, access, exclusions and evidence included, because a maintenance visit is not automatically a full lighting survey, EICR or emergency-lighting duration test.
Can WB attend a one-off lighting fault without a maintenance contract?
Yes. A one-off repair or fault-finding visit can be scoped without committing to a maintenance contract. If the fault reveals a wider pattern, difficult access, obsolete parts or several similar assets, WB can then offer planned options separately so you can decide whether a programme would be useful.
How often should commercial lighting be inspected or maintained?
There is no honest single interval for every commercial site. The plan should reflect risk, operating hours, environment, critical tasks, failure history, access, manufacturer information, emergency-lighting duties and changes to the workplace. A clean office, a high-bay warehouse and a dusty or classified production area will not necessarily need the same tasks or frequency. WB can propose an initial interval and refine it from recorded condition and faults.
Can you repair LED drivers, sensors and controls rather than replace every fitting?
Often, yes. Subject to availability, condition and compatibility, WB can investigate and replace drivers, ballasts, sensors, photocells, control gear and other serviceable components. The team can also check settings, wiring, interfaces and supply issues within scope. If parts are obsolete, repeated failures are widespread or the remaining fittings are poor value to maintain, selective or full renewal may be more dependable.
Do you maintain warehouse high-bay, external and hazardous-area lighting?
Yes. WB can plan high-bay and high-level work using suitable access equipment and can support weather-exposed external fittings. In classified areas, the task, equipment and competence must match current hazardous-area information and the agreed CompEx scope. Work at height is planned around suitable equipment, supervision and competent people in line with HSE guidance. Suspected structural defects in columns, brackets or supports may require a separate competent assessment.
What report or information follows a maintenance visit?
The agreed output can record the areas attended, work completed, components used, functional or electrical checks performed, faults found, photographs, assets updated, limitations and access restrictions. Recommendations should be separated into urgent action, planned repair or replacement, and monitor, with any item outside the instructed scope identified rather than implied to be complete.
Can emergency lighting be included in the same visit?
Yes, but emergency lighting needs its own agreed test and record. Routine lighting maintenance can include visible defects and authorised repairs to emergency fittings, while monthly functional checks, annual rated-duration testing and system records should follow the responsible person’s emergency-lighting regime. When is an LED upgrade better than continuing repairs?
An upgrade becomes worth comparing when parts are obsolete, failure rates are rising, colours and outputs are inconsistent, access costs dominate each repair, controls are incompatible, energy use is high or the existing layout no longer suits the task.
